Spoilers follow for the rooftop figure, the silent calls and the family connection.
It’s a Ghost!, international episode 1231 (Japanese episode 1173), is an anime-original mystery. The figure on the roof is a restaurant chef whose clothing and phone light create a ghostly appearance. He is also Motoko Kanazawa’s estranged son, and the suspicious visits and silent calls lead back to her cooking and their unresolved relationship.
A ghost appears on a regular schedule

Mami Mamiya tells Detective Boys members Ayumi, Mitsuhiko and Genta that she has seen a ghost from the home where she helps Motoko Kanazawa. The children investigate and see a strange figure and lights on the roof of the building opposite. The apparition is said to appear every Thursday.
Motoko is skeptical of what they have seen, but she has also begun receiving silent phone calls. As the children leave, they find numerous unfamiliar footprints outside the entrance. The sightings, calls and traces on the ground make the house feel as though someone is watching it.
Later, Mami takes the children to a restaurant to thank them, with Conan and Haibara joining the meal. The restaurant is in the building associated with the rooftop sighting. Its staff dismiss the report as a mistake, leaving Conan to look more closely at the connection between the building and Motoko’s home.
Motoko’s cooking and an old newspaper story suggest different motives

Motoko can produce meals and desserts to restaurant standards and once worked at Kitchen Motoko. She keeps a closely guarded recipe notebook that people have repeatedly asked to see. A caller who says nothing interrupts the conversation again while Conan is there.
She has also helped the police catch people involved in an impersonation scam by pretending to be a victim. The incident appeared in a newspaper. That history raises the possibility of retaliation, offering an explanation for the calls and apparent surveillance that is separate from interest in her recipes.
Thursday deliveries explain access to the roof

Deliveries to the restaurant take place on Thursdays. Equipment used to bring in the goods provides a route up to the roof on those days. The weekly pattern has a practical explanation tied to the building’s operation.
Conan also explains the distant appearance. The person wears black on the upper body and white below, while light from a phone adds to the effect. From the observers’ position, these ordinary elements become the apparently supernatural figure.
That night, the group sees a suspicious visitor enter Motoko’s property: the young man who distributes leaflets. Later, a man is found fallen behind the building’s parking area, and Haibara calls the police. After regaining consciousness, he says he saw the chef coming down a ladder and accidentally fell while trying to check what was happening.
The same beef stew leads to a family connection

When Mami arrives, Genta notices that Motoko’s beef stew tastes the same as the restaurant’s. The matching flavor reveals that the chef has taken and used her private recipe without permission. The secretive rooftop activity becomes connected to cooking rather than revenge for the earlier fraud investigation.
The chef is Motoko’s biological son. They quarreled twenty years earlier and have been estranged since then. After becoming independent, he happened to establish his restaurant near the family home, placing his work and his mother’s life close together despite their emotional distance.
His silent calls were prompted by concern about the unfamiliar Mami visiting his mother. A newspaper statement in which Motoko said she had no children had also hurt him deeply. The silence between them had turned ordinary concern into behavior that looked like harassment.
The incident finally gives them an opportunity to speak honestly and begin reconnecting as mother and son. The roof’s ghost, the recognizable stew and the unanswered calls all lead toward a relationship that has remained unresolved for two decades.
The haunting changes meaning once its people are understood

The mystery works through two successive changes of perspective. A ghostly image becomes a person using a delivery route, and that suspicious person becomes a son still tied to his mother’s cooking and welfare. Conan explains the sighting, while Genta’s recognition of the food supplies the personal connection that the image alone cannot reveal.
